2015 Property Market Review – Changes in Regulation and Legislation.
2015 was certainly a year of change in the property market. There were some key changes to legislation. You may be aware of the changes, some of which to you and I are common sense, however there are still some “rogue” landlords out there whom don’t appear to get the basics right.
You will be pleased to know that we are on top of these changes, and that we have been busy in the background making sure our landlords properties are compliant! One of the benefits of being ARLA accredited is attending quarterly meetings where Dutton Gregory Solicitors discuss the latest legal matters, and case studies, which help protect agents, landlords and tenants alike.
Here is a summary of some of the changes…
Right to Rent immigration checks for landlords, agents and sub-letters (October 2015)
Changes to section 21 notices (September 2015)
The Deregulation Act 2015 – preventing retaliatory evictions (September 2015)
Regulations for the installation of smoke and carbon monoxide alarms for landlords (September 2015)
Updates to gas regulations – danger do not use notices (September 2015)
Changes to Tenancy Deposit Protection and the use of Section 21 Notices for landlords and letting agents (August 2015)
HMRC consultation on reform to ‘wear and tear allowance’ for landlords (July 2015)
As always, feel free to call us or pop in to the office should you want to understand how the changes could have affected you and your investment.
